Progress to Date - Upstairs Addition

April 16, 2000
And here we are, nine months later. The master bedroom is finished, as is Dan's room, the bathroom and the kitchen/dining room. We're about to paint Mandy's room. That's right, she's been living with bare walls all this time. We did have Ray skim coat her walls so they'd be ready for paint, so at least they are all one color. We have a couple of new pictures. The top left shows Mandy and Cammie, our wolfhound, lounging in the master bedroom. The top right shows the TV mount we installed across from the bed. The bottom shows the bathroom mirror and toilet topper. Reflected in the mirror is the linen cabinet that Ray built for us.

July 18, 1999
Man, what a month. We've been painting, wallpapering, moving stuff so the wood floors could get sanded and finished, and trying to keep our sanity at the same time. Tough job. Not all the stuff is put back yet, but we're getting there. The electrical work is mostly done, and a lot of the little finishing jobs should be taken care of in the next couple of weeks.

July 1, 1999
All the tile work is done in the bathroom, except for the tub step that needs to be built. The doors are stained and the hardware has been installed. Dan's closet is almost finished; the rest will probably wait until the floor refinishers are done. We have them coming in two phases - kids' rooms one week, and the livingroom and (old) master the next week. We'll be furniture movers for two weeks, but it'll be nice to have that done.

We have a list of little things that still need to happen, but the biggest job is the final electrical work. The electrician has been rather unreliable as far as showing up goes. Ray has been after him, but I wouldn't be surprised if it takes another two weeks before it's done. With the refinishers coming soon, we want to get the wallpapering done, and we have yet to paint Dan's room. Still, we're getting close.

June 9, 1999
Ray Jr. finished grouting the tile in the tub stall today, and Sr. finished laying the wood floor in the new master. All that's left to do in the bathroom is the floor tile and side of the tub. We also have a wallpaper boarder to hang, but that should be a quick job. We still have doors to stain, other wall paper to hang, floors to refinish, and painting in Dan's room. It's getting close, though.

May 25, 1999
The countertop is in, and looks great! The short piece between the stove and fridge was not properly notched for the surrounding wood, and has been reordered. The trim work has all been done in the kitchen and dining room; they are essentially done. We moved the table and chairs over the weekend and finally ate a meal in a proper setting. It's been a loooong time.

We have one more coat of paint to apply to the bathroom and the new master. We decided to wallpaper the lower 36" of wall in the master, and we've bought the paper and border for that. We have not painted in Dan's room yet, but we can't put that off much longer. We also have a jungle print border that he wants for his room.

May 16, 1999
The countertop place is waaaaay behind; it looks like it will finally arrive tomorrow. We spent the weekend priming and painting the kitchen and dining room, and priming Mandy's room and part of the bathroom. Last week, Ray installed the dining room floor - a Bruce hardwood floor. It looks great.

We're discussing paint and wallpaper for the bedrooms, so we'll prime everything, and have them install the floors while we figure out what we want to do. We picked out the tile for the bathroom floor and tub area, so that can also be worked on.

We're trying to figure out the best way to schedule the hardwood floor refinishing in the bedrooms. All three need it done, and the current master, which will become Mandy's room, needs new wallpaper or paint as well. The contents of the master bedroom and Mandy's bedroom need to be switched, leaving each room empty long enough for the refinishers to take care of the floors. This is really cutting into our sailing time.

April 21, 1999
The counter top is still a week away; the place that makes them is swamped with work. In the meantime, here's what the dining room looks like right now, after all the rock is up and taped. Another coat of mud should make it ready for paint.

The bedrooms have been rocked and are in the process of being taped. Heating runs are in place, and the bathroom run has been moved from its silly location right behind the door. Rocking of the bathroom should be done in a couple of days, but Ray is going to hook up our outside water faucets so we can water the garden. Since temperatures are into the seventies now, he's having the A/C guy come and reconnect the compressor unit next week.

Things are still pretty chaotic in the rest of the house, but we're putting things away as we can. Soon the closets will be usable, and that will really help out. Ray is very good about cleaning up at the end of each day, but the cat always finds the ladder.

April 13, 1999
Here's a before-and-after set of photos from the north side of our kitchen. The counter top is about a week away, then this area will be finished.

And here we have two shots of the bathroom, with out almost-functional sink and vanity. Ray had to return the first top he had picked up - it had some scuffing along one side. By the time that was done, there was no time left for the plumber. You can see a little of the jacuzzi tub with fashionable plastic sheet curtains. Since we have no faucet with a shower stopper yet, we plugged the tub spigot with a rubber plug and secured it with duct tape. Now we can take showers with no trouble.

In the second bathroom photo, the toilet is sitting right where the old back wall of the house used to be. We've more than doubled the floorspace in the bathroom, and it feels huge. Pretty soon, we'll be ready for electrical and plumbing inspections. Then we can see how well the jacuzzi works.

April 6, 1999
The new toilet is the only functional fixture in the bathroom. We need to pick out a sink and vanity, but the plumbing should be hooked up to the tub tomorrow. Have to wait until after an electrical inspection to plug in the jacuzzi pump. I picked up our new microwave/range hood last night and Ray installed it over the stove today. We just cleared out Dan's closet so Ray can frame the new one. Our living room looks like a dump with clothes, cleaning supplies (removed from the linen closet for plumbing access), and kitchen contents everywhere. We need to finish restocking the kitchen this weekend.

Julie picked out the countertop, but isn't telling me what it is. She said I'll see when it comes in.

April 4, 1999
The rest of the old back wall is gone, and the rooms are all framed. Only the framing for the new closets remain. All the kitchen cabinets are in place, and we've begun to fill them up. We have sheetrock on one side of each bathroom wall for privacy, and most of Dan's room adjoining the kitchen is rocked on one side. It's nice to be able to see how much more space we're getting in each room. About 2/3 of the rough-in electrical work is done, with the rest scheduled for early this week.

March 27, 1999
The last of the shingles were nailed on yesterday, and the kitchen wall was knocked out. It looks huge now, from the living room looking into the new dining area. While this was great, the new space is unheated and uninsulated, making the house a bit cooler than we expected. Ah, well - you can't have everything. I've also included a picture of one of several microlaminated beams that are used to support the roof loads over wide areas. These beams are essentially thick plywood and are required by local building codes to be specially laminated and dried, needing the pictured stamp to be legal. Ray said he could make a similarly strong beam from regular plywood, if not for the codes. The eight foot beam pictured cost around $600.

March 25, 1999
We have a roof! The Rays finished installing the boards over the custom trusses for the vaulted dining room ceiling, and got most of it papered and shingled. We were short three bundles of shingles, but the guys were going to pick them up on the way home tonight and install them in the morning. Just in time for some forecasted rain this weekend.

There was a little delay getting the custom trusses, so while he was waiting Ray ripped out half the old kitchen cabinets and put new ones in. He reconnected the sink over an old piece of countertop so we'd have use of it. The downside is that my couch, dining room table, and a card table are covered with boxes of kitchen utensils, plates, cups, and everything else that was in the cabinets. But the old back wall of the kitchen will come down Friday or Monday and the rest of the cabinets will be installed. Then we get to put it all away.

March 13, 1999
A lot has happened in the past week. The garage roof is done, the new space is half trussed, the old wall between the kitchen and living/dining room has been removed, and my garage has been filled with stuff. New kitchen cabinets occupy one stall and the jacuzzi sits in part of the other stall.

My living room is also crowded. The dining table is covered with the contents of half the kitchen cabinets, with overflow spilling onto a card table. The new kitchen appliances were delivered today - the oven sits next to the dining table. The fridge is in front of the emtpy space were the old fridge sat. Quite a place to live.

Ray thinks the roof will be finished this week. If he gets stuck waiting for materials (the vaulted ceiling trusses have yet to be delivered), he'll take out the old oven, stove, and surrounding cabinets and install the new stuff on that wall (pictured at right).

February 25, 1999
The shingles have been torn off the garage roof and half replaced. Ray should finish that job tomorrow, and begin building the new house roof on Monday. He'll start over Mandy's room and work south to the kitchen. All the windows have been installed, and most of the house sided. It's nice to not live in a tarpaper shack anymore.

Now that the snow is melting, I find the front yard covered in dog droppings. Once the house is sealed and we can use the back door, I'll have Ray put up a temporary fence between the house and garage so I can let the dogs out back. I spent 45 minutes picking up on Saturday, and only got half of it; the rest is still frozen in the ice. Yuk.

February 18, 1999
The kitchen window over the sink has been replaced with a new Pella, and the south side of the house sided upto the doorway. The north window in Mandy's (soon to be our) room is also a new Pella. We're having the jacuzzi delivered early, since there are rumors about the dealer tottering on the edge of insolvency. We've also been considering flooring and counter tops for the kitchen.

February 5, 1999
After a bit of a break, Ray has returned and brought some nice weather with him. The front (east) side of the house has new shingles and siding. Until the roof trusses arrive for the new back section, there's only so much roofing and siding that can be done, but we're hopeful that everything will be enclosed in 2-3 weeks.

December 22, 1998
Most of the house roof has been stripped of old shingles and tar paper and re-covered with new tar paper. Only the small north side remains. That would have been done already, but Ray is taking a break to welcome his new baby daughter into the world! Once the reality of smelly diapers sets in, he'll be back on the job. Before long, we have to select our exterior doors; we might do that next week.

December 11, 1998
Hey, we have walls! I went out of town for a week and returned to completed walls, sheathed in pressboard. And the window openings are huge! It's nice to be able to stand in the new space and get a good feel for how much more room we're going to have.

November 27, 1998
Jack and his assistant poured the basement slab today. The cement truck parked on the street. Jack's assistant would deliver cement by wheelbarrow to the egress window, dumping it down a chute where Jack would catch it in another wheelbarrow in the basement, then dump it where he wanted it. I think they only missed once.

November 18, 1998
The foundation has been capped. We now have a nice deck on the back of the house.

November 16, 1998
Both Rays came over today. Ray Sr. used a roller to apply a tar sealing compound to the foundation, while Jr. got going on the joists. I was somewhat surprised to see that the joists are toenailed (with about eight nails, granted) to the side of the house. I guess I expected there would be some support from below, but after taking down a row of siding and paper to expose the wood, it's just nailed on. The outside ends of the joists rest securely on the blocks. (Prior to the framing inspection, Ray went back and attached proper joist hangers)

November 12, 1998
The foundation is finished. Took an extra day because of rain, but it looks good. Ray wants to let it sit for a day, then he's going to build the floor and cap it off. I think he's going to use tar to seal the outside of the blocks before backfilling. It'll be nice to get all that dirt out of my yard.

November 6, 1998
The truckload of blocks arrived as I was leaving for work, followed by Jack and his assistant. They only put down a partial row of blocks; I think the footings were not quite firm enough.

November 5, 1998
The footings were poured today, and the inspector signed off on them late in the day. We have a load of blocks coming in the morning.

November 3, 1998
Well, I now have this BIG HOLE behind my house. It looked plenty big to me, but I wasn't sure it was deep enough. The bottom seemed only slightly lower than the floor of the former office closet, which was 4-6 inches above the existing basement floor. I was concerned that the concrete floor for the new section would be higher than the old floor.

So I left a message on Ray's machine, returned a few minutes later by his dad, Ray Sr. Senior works for/with Ray Jr. and Junior spent the day in bed with the flu. According to Senior, the block layer digs out the rest of the dirt by hand, apparently needing more precision than can be had with a backhoe. I'll trust the experts in this case.

November 2, 1998
Dale, the excavator, showed up bright and early with his backhoe and dump truck and hauled away the broken patio. Upon his return, he dug over half the hole, while Ray covered what was formerly the doorway to our office storage room with plywood. The storage room was under the back step, and no longer exists.

Just so you have a reference, here's what our house looked like from the back before. Julie had just ripped down a little siding from the right side. The dust cloud is from Ray cutting the patio with a diamond-edged saw.

November 1, 1998
The kids and Kyle, a neighbor kid, ripped off the siding on the south side of the house. I cleared the surviving patio area of anything that could get crushed by a backhoe and helped a little bit with the siding. Things are starting to get interesting.

Below you see Dan going to town on the siding, and Mandy wanting nothing to do with it anymore.

October 30, 1998
The excavator came today with a jackhammer attachment on his bobcat and punched a bunch of holes in the patio. Ray subbed-out the job of disconnecting the A/C unit and capturing the refridgerant, and that guy did his thing also.

October 27, 1998
StumpGuy has completed his work, leaving a mound of dirt and wood chips in place of the stump. I had to shovel some of it away from the fence line so I could replace the fence temporarily.

October 24, 1998
The tree is out. The stump awaits the mid-week arrival of StumpGuy and his grinder. Ray tells us that excavation of the new basement section will begin Friday or Monday, depending upon who he subs the job out to. We need to get the patio cleared off in the next few days.

Went to Sears and spent *LOTS* of money on a refridgerator, oven and water heater. Delayed delivery on all, of course. Julie bought the Jacuzzi yesterday - yes, we get a Jacuzzi in the bathroom. Gotta love it.

TreeSlayer at work

October 22, 1998
Imagine my surprise when I came home from work after a big after-hours meeting to find my tree partially on the ground. Julie had received another bid, made a selection, and had the guy working in the evening by floodlight. Jay is a mailman by day, treeslayer by night. He climbs the trees using telephone lineman's spikes and belt and goes to town. He got about a third of it done this evening, and he'll be over all day tomorrow. Before he left we peeled back enough fence for his bobcat to get through.

October 19, 1998
Signed the contract with the builder today. Got two estimates for tree removal, with one more due tomorrow. Excavation for the foundation is scheduled for next week.

October 15, 1998
We got approval for the loan today, with a closing date of tomorrow. Before work can begin, a tree must be removed from the backyard right behind Mandy's room. We have two bids coming today for that. We're toying with several options for the bathroom - still not sure if we'll be able to put a Jacuzzi tub in there.
